Flake (chip) epoxy flooring
A speckled, decorative and easy-to-clean floor made by broadcasting coloured flakes into an epoxy base. A popular choice for lobbies, corridors and commercial spaces.
Flake epoxy (also called chip epoxy) is a floor system in which coloured decorative flakes are broadcast into a wet epoxy base coat, which is then sealed with a clear protective topcoat. The result is a seamless, speckled surface reminiscent of granite or terrazzo.
Flake colours and broadcast density are decided together to suit the space. A full broadcast gives a lively, colourful look, while lighter flakes create a calm, bright effect.
Why flake epoxy?
A speckled surface shows dust and small marks less than a single-colour floor, which is why it is popular in busy lobbies, corridors and shared areas. Because the topcoat is clear, the flake colours are protected and the surface is easy to clean. Where the floor will be used wet or slip resistance is needed, the topcoat finish should be chosen accordingly.
How is it applied?
The floor is prepared by grinding and repair, then primed. A coloured base coat is poured and the flakes are broadcast while it is wet. Once cured, loose flakes are removed, the surface is smoothed and the clear protective topcoat is applied.

Questions about flake (chip) epoxy
What is flake (chip) epoxy?
A floor system in which coloured decorative flakes are broadcast into a wet epoxy base coat and then sealed with a clear protective topcoat. Its speckled look makes dust and small marks less noticeable. Flake colours and broadcast density are chosen to suit the space.
Is epoxy flooring slippery?
Smooth, glossy surfaces can become slippery when wet. Where slip resistance is needed, textured finishes such as orange-peel or anti-slip additives are considered. Whether the area will be used wet matters when choosing the system.
How do I maintain an epoxy floor?
Regular sweeping and wet mopping with a neutral cleaner is enough for most spaces. Avoid abrasive and harsh chemical cleaners, and clean up oil and chemical spills promptly.
What determines the price of epoxy flooring?
The size of the area, the current condition of the floor and the preparation required, the system and number of coats, colour and line marking needs, access to the site and the schedule are the main factors. You can find average price ranges per m² on our price page; for a firm price we need to see the floor or receive photos and measurements.
